The house is final in first of two triplet complexes of buildings in "L" shape that form a complete settlement for holidays with common swimming pool. The entire village is fenced and beautifully landscaped and maintained. Ownership of the swimming pool part is divided into six parts which provides a good and regular maintenance.

It is situated at an altitude of 303m, which means cleaner air and by 3 to 4 degrees lower summer temperatures. It is located between Šavrini hills, olive groves, vineyards, home to friendly locals - this is the Slovenian Tuscany! It has a view of the Slovenian and Croatian sea, even through Italy, at Grado and Lignano, the Dolomites, in short, an exceptional location, away from the tourist hustle and bustle of the summer heat. Despite this natural environment, is only 10 km (10 minutes) to Koper and swimming in the sea, 15 minutes to the center of Portorož, 20 minutes to Trieste, 15 minutes to Portorož Airport and 70 km, or 45 minutes to the airport Ronchi (Trieste)!

The house is classically constructed in compliance with all standards and has 10 cm of thermal insulation. The roof is made of the same quality, so even in the hottest summer days, air conditioning is rarely used. Building furniture is made of solid wood, painted white. The inner walls are made of Knauf boards of intermediate 5 cm insulation, in between is electrical installation. The building has an area of approximately 136 m2, and separately standing multi-purpose storage room of 12 m2. One-sixth of the swimming pool and representing part of the land, panty and swimming pool technique also belongs to the house.

Design and implementation are fully accommodated to the Istrian ambience, a lot of the stone lining, all scarp from stone, jutting roof, pergola and part of the fence is wrought iron same as the front sliding door. The whole "mini" village is designed in this style.

The ground floor has a living room, kitchen, utility room, daily toilet, hallway, and exit to the terrace. The first floor consists of smaller room (now the wardrobe room with an office, but one of the built-in cabinets can be replaced with bed), two bedrooms with access to the winter garden, bathroom with combined sauna and winter garden.

West garden is very well maintained, there are many lawns, growing olive, palm, jasmine, laurel, various flowers and herbs. In front of the pergola in the east greening is with laurel, bamboo, oleander, roses and climbing autochthonous vine. Both gardens have automatic capillary and spray soaking.

Description of the interior from the entrance upwards illustrates what this house contains everything and offers a thread that is repeated over the entire house and rooms. That is the combination of white and blue colour that makes the ambient very pleasant. A lot of attention has been given to design, usefulness of the equipment and space utilization. All materials and equipment used inside are higher quality, which is evident as soon as you enter the house. It is difficult to describe everything, something can be seen in the pictorial representation, but you can feel the house when you're in it and when you use all it has to offer.
  • Front door lead to the broad entrance hall where built-in wardrobes are mounted for shoes, clothes, sports. Under the stairs is a convenient storage for red wine.

  • Utility is designed as a kitchen (Gorenje) and has a built-in washing machine, wine cabinet for white wine and freezer cabinet. On the left is gas heater on the wall which uses outside air to operate. It mostly heats only hot water, central heating is very rarely used, since the house is heated by a 3-split air-conditioning.

  • From the entrance hall is also access to daily toilet.

  • Living room has a fireplace which can heat the whole house during the transitional seasons and it can also be used to bake something in it. Here is installed data / video projection (DLP high resolution projector) with a suitable Hi-Fi sound system is also in the bathroom, conservatory, covered terrace and above Jacuzzi) and LCD TV, all of which are managed by a central controller. The projection is enabled in the garden with an extra pair of speakers and a laptop screen (summer cinema). Beside the stairs is a leather two-seater - a recliner with electrically-operated two seats to the lying position. Above the entrance to the living room is air-conditioning.

  • Kitchen is stylishly designed, like most of the equipment, and equipped with all necessary appliances of higher price range. The floor in the kitchen and dining room has underfloor heating.

  • Dining room is stylishly designed. In the table top are mounted two large tables of stone, as on all furniture in the living room. Three tables can be joined (everything is already prepared) and if dining room is extended into the living room, there can be 20 guests comfortably seated.

  • Upper hall leads to a small room (with an office wardrobe), two large bedrooms and a bathroom.

  • Smaller room is wardrobe room with a home office. Inside are two built-in wardrobes with sliding doors. One wardrobe can be replaced with a single bed. In this room are also all communication links (internet, phone, Wi-Fi router).

  • First bedroom is fully furnished with antique organic furniture, double bed and air-conditioning. It has an exit to the winter garden.

  • The second bedroom is also furnished with antique organic furniture, the exit to the winter garden and air-conditioning.

  • In the bathroom is larger shower with a built-in waterfall, sink, toilet, bidet and glass combined sauna (infrared, steam, Finnish, herbal and colour therapy). It has electric underfloor heating.

  • Winter garden has sliding windows, so it is easy to open and close. Sunscreens are the same as on all other windows and doors. It has an additional IR heater when not sufficiently warmed by the heat from both bedrooms.

  • Convenient external storage has 12m2, large closets and drawers, built-in tumble dryer and additional fridge. It is a place for bikes, skis, garden tools, household cleaning appliances, suitcases, sports wardrobe, tools and other things. It has a connection to a three-phase electric current.

Some additional information:

  • All windows, doors and winter garden have built-in mosquito protection. All windows and doors attached to the house also have adjustable aluminium shutters (perfect stop to solar radiation or north “bora” wind blowing).
  • The tent is across the entire width of the terrace with electric drive and a sensor for wind.
  • Jacuzzy is higher quality class for 2 people lying down or 4 people sitting. It operates throughout the year with minimal power consumption. The water needs to be changed only once a year (that good is a system of water purification and regeneration).
  • Pool is approximately 4 x 9m with flow, automatic dosing, and uses salt water (250 kg salt per year). It is in use from the beginning of May till at least the end of September, depending on weather.
  • For opening transition and sliding entrance door into the village are used videophone, remote control or keyboard for code.
  • The house has installed security alarm.
  • OHeating can be switched on or off via GSM interface.
